**LEASE CLAUSE rev. 042224: "**If Rent is paid in office or mailed to said office, there is a $25 processing fee. Rent may be paid personally, between the hours of 10:00 A.M. and 4:00 P.M. on Monday through Friday except Holidays. The office DOES NOT have a rent drop box. If Rent is paid by a third party Government entity, there is no processing fee."

Effective July 1, 2025, under California's Senate Bill 611 (SB 611), landlords are prohibited from charging tenants a fee for paying rent by check.
Key Provisions of SB 611:
If BPM lease has a check processing fee, then a fee will be charged and BPM will stop charging this fee on May 31, 2025. Yet, effective 12/27/2024, BPM removed check processing fee from their leases and lease renewals.
**NEW LEASE/LEASE RENEWAL CLAUSE rev. 122724: **“RENT PAYMENT: Rent can be paid on-line via the Tenant Portal. If paid via the Portal, Tenant can pay with a checking/savings account routing number and account number for zero additional fees. If Tenant chooses to pay with a debit card and/or a credit card, there is a software/credit servicing fee. This software/credit servicing fee does not go to Management or Landlord; it goes to the retailer. Rent can also be mailed to our office at 1220 N. Coast Hwy 101 #120, Encinitas CA 92024. Rent must be received vs post marked by due date. Please note that the office DOES NOT have a rent drop box or office hours; it is By Appointment Only.
Lastly, Rent can be paid via Electronic Pay Slip/ Electronic Cash Payments by taking rent payment to 7-11 or CVS retailers. If Tenant chooses this option, Pay Slips can be found in Tenant's Portal. Any fees associated with Electronic Pay Slip are paid directly to retailer and not Management or Landlord. Tenants who use this option usually pay with money order, cashiers check, cash, and/or paper check.
If any payment is returned for non-sufficient funds ("NSF") or because tenant stops payment, then, after that: (i) Landlord may, in writing, require Tenant to pay Rent in cash for three months and (ii) all future Rent shall be paid by money order, or cashier's check.
Under California AB 2219, Landlord to accept rent payments through a third party, if the Payor provides a signed acknowledgment stating that they are not currently a tenant of the premises and that acceptance of the rent payment does not create a new tenancy with the third party.”
