**LEASE CLAUSE rev. 042224: “**LEGAL & FILING FEES All attorney fees/court fees/process server fees that arise from the filing of a 3-Day Notice to Pay Rent or Quit, 3-Day to Perform, Unlawful Detainer Notice, or any other violation notice of service to the tenant are the sole responsibility of the Tenant.”

Effective July 1, 2025, under California's Senate Bill 611 (SB 611), landlords are prohibited from charging tenants fees for serving, posting, or delivering any notices, such as eviction or late payment notices.
If BPM lease has a notice posting fee, then a fee will be charged and BPM will stop charging this fee on May 31, 2025.
**NEW LEASE/LEASE RENEWAL CLAUSE rev. 122924: *“*Legal & Filing Fees: The Tenant is solely responsible for all legal and filing costs, including attorney fees, court fees, and process server fees, associated with the service of a 3-Day Notice to Pay Rent or Quit, 3-Day Notice to Perform Covenants or Quit, Unlawful Detainer actions, or any other violation notices. This provision will no longer be in effect after May 31, 2025, in compliance with California Senate Bill 611. However, should Senate Bill 611 be overturned or superseded by a new law or ordinance that reinstates the landlord's ability to recover these fees, this clause will automatically be reinstated.”
